MOVE-IN CHECKLIST


  1. SET UP your APPFOLIO ACCESS - click portal link.
  2. PAY YOUR DEPOSIT INSTALLMENT through your portal or by check
  3. PAY YOUR prorated RENT AND Set up AUTO PAY for the first of each month to draft directly from your bank account for your convenience.
  4. PROOF OF INSURANCE: REQUIRED to UPLOAD a COPY of your coverage to your PORTAL (annually) Tenant agrees to maintain a renter’s insurance policy including public liability coverage in an amount not less than $100,000 per occurrence for losses related to the Property during their entire tenancy. The following names need to be listed as additional insured parties on the policy: Owner name on the lease AND Trinity Management, Management Company


     5.  If applicable complete PET APPLICATION

  (ALL PETS must be in 1 email to avoid multiple pet application fees) EMAIL INFORMATION to petscreening@trinityrentals.info

  • Include ADDRESS in heading of email
  • Photo pet
  • Breed, Age, Weight
  • Include an relevant documentation
  • Current Shot records


   6. If applicable SET UP UTILITIES in your NAME USING YOUR SIGNED LEASE

  • TV: Use the provider of your choice. (Do not mount any TV’s on the walls)


   7. TEXT through your PORTAL confirmation of Electric & Water 💦 is in your name

  ** MAILBOX KEY (cluster boxes are located at the end of the road): 

   Contact the local post office obtain a key 🔑& box number (They may charge a fee for your key).


    8. 🔑 SET UP an APPOINTMENT 📅 to pick up keys from our office. Call 817-599-3131 (no pick ups scheduled after 12:00 on Fridays)


AFTER MOVE IN: SHARE through your portal the COMPLETED INVENTORY AND CONDITION FORM within 72 hours AFTER your move in.

MOVE-OUT PREPARATION CHECKLIST


Once you have submitted your 30–45 day written notice through your PORTAL, please complete the following steps before move-out:


PAINT GUIDELINES

â–  Do NOT attempt to match or touch up paint yourself. Touch-up paint often does not match and may cause additional damage.

â–  If paint touch-ups are needed, request contact information for a Trinity-approved vendor.


CLEANING REQUIREMENTS (PROFESSIONAL CLEANING REQUIRED)

â–  Mop all floors

â–  Clean bathrooms

â–  Clean oven

â–  Clean refrigerator

â–  Clean microwave

â–  Wipe out all cabinets and drawers


ADDITIONAL AREAS

â–  Sweep out garage

â–  Sweep and spray off porches/patios (remove dirt dauber nests, cobwebs, and debris)

â–  Replace all light bulbs (bulbs should match in color and type)


YARD MAINTENANCE (IF APPLICABLE)

â–  Mow lawn

â–  Remove weeds

â–  Clean out flowerbeds


KEYS & REMOTES

â–  Return all house keys

â–  Return garage remotes and access devices

â–  Drop off at Trinity Office or place in after-hours Dropbox
